Revitalize your home for spring


(NC) Like many Canadians, you may spend the winter hibernating inside while your home takes a hit. Exposed to wind, snow and ice, the elements take a toll on your property. Now that spring is around the corner, it's time to give your home a little loving care.

If you own a newly built home, seasonal maintenance is especially important because it helps protect your warranty. All new homes in Ontario come with a builder's warranty that lasts up to seven years from the date of possession. However, if you neglect to do the regular maintenance your home needs, any resulting damage may not be covered and could put your warranty rights in jeopardy.

To help you kickstart your spring maintenance, the following is a handy checklist.

March

  • Clean furnace filter (or replace if necessary), heat recovery ventilator and humidifier once a month.
  • Test smoke alarms and carbon monoxide detectors once a month.
  • Check and reset ground fault circuit interrupter once a month.
  • Check attic for roof leaks, water damage or insulation issues.
  • Check sump pump if installed.
  • Remove snow and ice from overhang and vents.

April

  • Check eavestroughs and downspouts.
  • Inspect basement or crawl spaces for leaks.
  • Check roof for loose or cracked shingles.
  • Check driveways and walks for frost damage.
  • Check water heater for leaks.
  • Turn on exterior water supply.
  • Plan landscaping to avoid soil settlement and water ponding.

May

  • Inspect fences.
  • Check caulking for air and water leaks.
  • Lubricate weather-stripping.
  • Check exterior finishes.
  • Check that windows and screens are operating properly.
  • Check septic system if installed.
